Land developer guidelines
Before choosing a block of land to build your new home on, check with the land developer if they have any particular guidelines for homes that are built in their development. Some have specific rules in regards to colours and materials that you can use for your house design, finding these out first will avoid disappointment later.
Location
You want the location of your new home to suit your own family and lifestyle. Think about what you want to be reasonably close to:
- Do you want to live near to your kids’ school or your work?
- What amenities would you like to be in close proximity to?
- Consider how far the block is from hospitals, shopping centres and public transport.

Orientation
Lots of people forget this important detail when buying land, always consider the orientation of your block. Having a northern orientation helps greatly with energy efficiency, warmth and light. You can save a lot of money in the long run if you make sure your home is facing the right way to make full use of the sun.
Zoning
To ensure you don’t end up with extra costs, check if your lot is in a coastal zone, bushfire zone, or a noise zone. If you aren’t sure, your builder will be able to help you.
